Comparing the two sections of layout, I noticed the extension section had a different type of track - brass.

Peco do three types of track - SL-100 nickel silver, SL- 100, SL-102 galvanised steel and SL102B brass.

It must be that nickel silver and galvanised steel gets black more than brass.

I don't know what the scientific explanation is. Any chemist in here know why?
A friend of mine managed to purchase a job lot of stainless steel 00 gauge track. He does not know what make it was, but apart from the price it must have been new, and the likely issues of trying to solder it, it seems the ultimate material for model railways.

You are getting a chemical reaction between the brass and the steel being joined electrically almost like a battery with the atmosphere being the electrolyte......the galvanized coating will corrode.......HB

In my view the best track rubber is sold by the Double O Gauge Association. It not only knocks dirt off the track but it knocks spots of the other versions.

Dirty track is part of the electronic equation, the other is dirty pickup wheels and motor connections.
